San Andrés 47 marks the next step for Esférica Inversiones in consolidating its hospitality asset strategy in A Coruña. The project comprises the comprehensive refurbishment of two adjoining properties located in the historic centre of the city, opposite the Church of San Andrés.

The location has a strong historic character and sits within one of the city’s most central districts, with immediate access to shops, services and key points of interest such as the seafront promenade and Plaza de Pontevedra. Calle San Andrés has recently undergone a redevelopment programme which, in addition to upgrading pavements, the roadway and lighting, has created more public space, improved visibility for retailers and enhanced accessibility for local residents.

Given the prime location and heritage value of the properties, the operating strategy for San Andrés 47 will focus on the tourism segment, prioritising an interior design concept that is sensitive to the historic setting and provides guests with a differentiated experience, in line with the fund’s positioning.

The properties comprise six floors in total, with one external façade facing Calle San Andrés and another facing the internal courtyard. The functional programme includes 16 accommodation units, distributed across single rooms, double rooms and fully equipped apartments.

This variety of layouts will allow San Andrés 47 to cater to different guest profiles — from solo travellers to couples and families — positioning it as a versatile and competitive asset within the local tourist apartment market.

Key Project Features

Each San Andrés 47 building comprises a ground floor, four upper floors and an attic level, with one external façade facing Calle San Andrés and another facing the internal courtyard. The upper floors have an approximate surface area of 100 m² per level and per building, allowing for the development of 14 rooms of approximately 35 m², together with 2 duplex apartments of 60 m² each on the attic level. In total, the project comprises 16 accommodation units in A Coruña.

The San Andrés 47 project has already secured building permission, enabling progress with the planning and execution of the comprehensive refurbishment works for the buildings. The works are expected to commence in the coming months, with the schedule providing for completion and opening to the public during the first quarter of 2027.

From that point, the tourism operation of the asset will commence, consolidating a new and differentiated accommodation offering in the historic centre of A Coruña.
This new development will create operational and commercial synergies with Marina 30, the hospitality asset currently operated by the Esférica Inversiones group. The proximity of the two projects, their complementary formats, and the opportunity to share resources and management strategies will help optimise operational efficiency and strengthen Esférica’s presence in the hospitality sector.

Furthermore, this expansion of the portfolio in A Coruña supports the consolidation of a competitive position in the destination, increasing the capacity to respond to demand and enhancing the aggregate profitability of the assets under management.
